Curb appeal is an invisible factor in any house purchase that influences the buyer of the home. If a house has a charming landscape, beautiful gardens or a calm environment, then it is worthy enough to take a look at what treasures might exist inside. Unfortunately, there are many buyers that won’t view a home because the online pictures don’t show great curb appeal.

Beautiful gardens and a welcoming entryway can make a positive impact whereas the opposite presentation can make it difficult to sell a home. In those cases, some buyers decide not to place an offer on the home while others try to buy the property below market value.

Why Is Curb Appeal Important?

The first impression when considering whether or not to buy a home is the curb appeal and this will affect whether or not the potential buyer will even give your home a chance. A report by the National Association of Realtors has pointed out that up to 63% of home buyers change their decision on whether or not to buy a home once they drive by the home. It is not the interior but the exterior that affects this decision. The positioning of the sidewalks, driveway, the condition of the landscaping, the condition of the exterior paint/windows that influence whether or not a potential home buyer will want to move forward with assessing the purchase of the property.

According to a 2014 survey by Zillow, real estate agents consider curb appeal as one of the most important factors affecting the ability to sell a home at the highest price. Houses that have beautiful curb appeal can take receive up to 10% more for their home.

Ways To Improve The Curb Appeal Of Your Home

If the house doesn’t have the best curb appeal, it is likely time to try some simple methods to improve it fast.

  • Clean Up Your Home: This includes cleaning up the trash lying around the entryway, children’s toys, bicycles, etc. Make sure you take a walk around your home before showing your property. Take few moments to clean the trash, take toys/bikes to their respective places and de-clutter any other problem spots. Walk through your house with the mindset of a potential buyer and remove anything you wouldn’t want there as a buyer.
  • Make Any Necessary Repairs: All homes are subject to depreciation if not repaired. If there are any minor repairs required regarding the sidewalks, garage doors, fences, shutters, front porch, etc., it’s no time to be hesitant so make sure to make inexpensive repairs before listing your home for sale. These repairs also might include termite repairs so make sure to contact your local termite company.
